You built the villa well. The stone, the pool, the view are all right. Then the furniture arrives, and the listing photographs look like every other house on the coast. For buyers and guests, the interior is the part they remember.
Istria has an estimated seven thousand villas, and thousands of new apartments for sale and rent. Most are well built and poorly furnished. Guests are not willing to sleep worse than they do at home, and they compare Istria with Spain and Italy, where the standard was raised years ago. The furniture is no longer a finishing touch; it is part of the product.
Why the interior matters to the numbers
- Sale price. A furnished property that feels finished and considered is easier to sell, and buyers see less work ahead of them.
- Nightly rate. Listing photographs decide which villa gets the click. A distinctive, coherent interior helps a property sit in a higher price band.
- Reviews. Guests write about comfort: the bed, the sofa, the table where they ate every evening. Furniture that is still solid in August protects the score.
- Running costs. Pieces that swell, wobble or chip after one season have to be replaced. Pieces that can be repaired do not.

3D renders of the furnished interiors, ready for brochures and listings while the building is still under construction.
Production can be timed with the construction schedule, so furniture arrives when the rooms are ready rather than months later.
How a project runs
- Plans and brief. Send floor plans, the target guest or buyer, the number of units and a budget per unit.
- Concept and renders. The atelier proposes a furnishing concept and renders the key rooms, which you can use for marketing.
- Prototype and approval. Where it helps, a sample piece or room is built for approval before the series.
- Production on schedule. Manufacture planned around the construction timeline and the handover date.
- Installation and aftercare. Installed unit by unit, with replacement parts available for the seasons that follow.
